Commercial Construction Project Manager
Rush Commercial Construction, Inc. is seeking an experienced Project Manager.
Rush Commercial Construction is a growing General Contractor with annual volume of approximately $30 million. Individual projects range from $500k to $25 million. The majority of work is obtained on a negotiated basis, with approximately 70% performed for our own developments. Project mix includes Office, Retail, Multi-Family Residential, Medical and Tenant Improvements.
Scope of Responsibilities:
Responsibilities of this position will include overall project management of commercial and/or multi-family construction projects from design-development through construction completion. Project Manager involvement begins at early design stage providing estimating support, value engineering and constructability review. Project Manager will work closely with the design team to ensure the final design is consistent with conceptual budget assumption. This position will require the ability to professionally represent our company to clients, agencies, other entities, and internal customers. You must possess a strong work ethic, sense of responsibility, initiative, commitment to quality, strong organizational skills, and have the ability to execute a multitude of tasks. You will need to have the experience in bringing together all disciplines involved in a project into a working team approach with common goal and the ability to control the schedule and financial success of each project. Specific responsibilities will include:
- Estimating Skills: Conceptual, detail quantity take-off, competitive bid
- Bid Evaluation, trade scope clarification, subcontract negotiation and award
- Overall project cost control , budget management and cost forecasting
- Contract Administration: Subcontracts and Owner-General Contractor
- Scheduling with Microsoft Project.
- Construction project management including tracking submittals, preparation of RFI’s, Change Orders, and general communications between architect, owner, subcontractor, and municipalities.
- Monitor project quality, conduct regular inspections, develop punch lists, expedite project close out.
- Experience in multi-family housing, mid-rise urban housing or medical/assisted care housing is a plus.
Requirements:
- 5+ years in project management for commercial projects.
- Proven experience in managing projects in excess of $3 million.
- Bachelor's degree in construction management from an accredited college or university preferred or equivalent related experience in a commercial construction firm
- Proficiency in Excel, word processing, scheduling & financial programs
